Message to Board of Directors
Dear Board Members:
My wife and I are the owners of Unit 806, which we have owned for nearly 20 years. The following comments are on behalf of, and supported by, the undernamed owners and residents.
A very limited number of us have lived or owned units in the building for 15 or more years. During that time, a number of management companies were contracted to service our building, including Nautica, Continental, and Rosen. None were as responsive as Janice Levy & Associates (JLA).
Prior to Cheri Richman's license issue, owners and residents experienced a noticeable improvement in management services at the building. The work accomplished by Cheri and JLA has been superior to that alleged to have been accomplished by previous managers and management companies contracted by our building. Cheri and JLA are approachable and very responsive, something lacking in all prior management providers. Indeed, as of this date, we are still awaiting a response to emails sent to and phone calls made to Nautica in 2015!
The undersigned agree and acknowledge that a CAM (community association manager) licensed manager is required to manage the Islander’s day-to-day affairs to comply with Florida law. That, however, does not require the substitution of management companies because Janice Levy holds a CAM license, specifically number CAB3357. Since Janice is licensed, the most efficient solution to maintain continuity in services, is to request that she step in as manager of the building, until Cheri obtains her license. We understand, however, that that option—the most logical—was not discussed at the last board meeting. Rather, the solution was to immediately replace JLA with another management company.
The constant turnover in property managers at the Islander, most only interested in their financial gains, has negatively impacted our property interests, delayed services, and improvements.
Accordingly, we believe that JLA should have the opportunity to present their case at a properly noticed Board Meeting; and propose that JLA be provided with a minimal 90-day evaluation period to rectify the situation.
This viewpoint is not only shared by the undersigned, but likewise to our Head of Maintenance, Francisco Rugama, who has worked with a number of the previous management companies.
