Meeting of Concerned Owners - May 8th, 2017
In response to the lack progress with several building-wide renovations and issues, a group of concerned owners assembled to discuss and plan how to address the outstanding concerns encountered by the larger Islander Club Community. The notes below are the minutes of the second meeting. The group encourages all owners interested in making real progress in renovations at the Islander Club to participate and attend future meetings.
MINUTES
1. Welcome and introductions
2. Discussion of Property Management Company Issue
a. Licensing - Property Manager, Cheri Richman, does not have an existing CAM license, however the owner of the company - Janice Levy - does have an existing CAM license and has made clear that she will step in to manage the building until such a time that Cheri is fully licensed.
b. Previous Management - Discussion of extensive experience of poor management companies for the building over the years.
c. JLA Management - Agreement that Cheri has been consistently responsive, reliable and attentive to building needs; no complaints of current property management company.
i. Imperative to establish incremental steps to move in the right direction.
ii. It would take one month for Cheri to secure her license. Janice is prepared to assume the responsibilities of managing building in the interim period.
d. Disagreement - Of all owners present, current board member Giovanni Munoz disagreed and stated that Cheri and JLA is inadequate as a property management company.
f. Consensus and Action - All others members in attendance have decided to issue a joint statement to the Board requesting them to maintain the current property management company for an evaluation period.
3. Proposal of new board
a. Concerns - of the current board are as follows:
i. 3 out of 5 Board members do not live in the building.
ii. Lack of current Board consensus and prioritization of critical issues.
iii. Current Board president, Holger Lutz, has served as a Board for more than 14 years.
b. Elections - elections must be held during the months of June, July, and August per condo docs and need for fresh people for Board to address building; last legal date is August 30th. Candidates proposed are:
i. Sachin Bhandari – history of board service at Islander and highly dedicated to improvement of building.
ii. Issac Shaftal – history of board service at Islander and developed on plan for lobby, pool, and deck.
iii. Yasmine Kotb – dedicated and responsible for pushing the hallway renovation.
iv. Cesar Reis – has lived in the building since 1996 and is dedicated to improvement.
c. Communication - Discussion of issues with open and transparent communication with previous and current Board.
d. Board Members - There is a strong preference for Board members to live in the building.
4. Hallway Renovation/ Improvement
a. Hallway Renovations - Proposal created by Yasmine Kotb has been ready since Feb 2017; overview and communications with current board about process and proposal presentations.
b. History of Hallway Project - Review of logistics, costs, and communication status with current Board.
5. Miscellaneous
a. Islander Club website – www.7928westdrive.com to increase communication.
b. Maintenance / Loan - Discussion of maintenance and loan fees. Overview and clarification of loan history, repayment, and responsibilities. A unit owner expressed interest in early repayment options, however it was noted that the structure of the current loan does not offer the partial release of lien that legally new buyers would want to receive.
c. Future Meetings - Suggestion to meet the 1st Monday of each month to welcome new owners/ tenants, discuss building issues, etc.
d. Participation - Improvement to the building is made by one conversation at a time. A general request was made to for owners present to continue discussion with neighbors, residents, and other owners to encourage all to participate actively.
